A growing phenomenon that has been percolating in Italy for the past 20 years offers the kind of authentic experience many of today’s travelers seek. Even before Airbnb existed, the albergo diffuso concept has provided visitors with a way to live like a local. Often translated as scattered hotel, this model’s fundamental principle is to restore abandoned buildings in ancient villages and repurpose them as tourist lodgings. The concept allows travelers to embed within the community — without overwhelming its residents — at a time when solutions to tourism overcrowding are much needed.

There are currently 200 places calling themselves alberghi diffusi (the plural form) in Italy, but the Associazione Nazionale di Alberghi Diffusi only recognizes 100 of those.

In recent years, the albergo diffuso model has started to spread beyond Italy’s borders. About 30 official alberghi diffusi have opened in other parts of the world, including nearby San Marino and far-off Japan. Germany and the Italian-speaking Ticino region of Switzerland will both open their first alberghi diffusi next year. And the founder of the model, Giancarlo Dall’Ara, recently checked out potential projects taking shape in Albania and Kosovo.

“The interest is very high,” said Dall’Ara, “because it is a real development engine. The model of using empty houses and generating new opportunities for young people and promoting sustainable tourism could be very important, especially in countries that have small villages with the same problems (empty houses, elderly residents, few young people…).”

By providing travelers with more excuses to explore beyond big cities, alberghi diffusi preserve heritage architecture, inject economic development into rural areas, and offer an antidote to overtourism.

2019년 컨슈머인사이트(Consumerinsight)의 국내여행 및 숙박 조사결과를 보면 몇 가지 흥미로운 변화를 볼 수있다.

첫 번째는 전통적인 국내 휴가지인 강원, 제주, 부산 외에 경기 및 수도권, 남해, 대구 등의 여행 비중이 상승했다는 것이고, 두 번째는 국내 여행 시 가장 많이 이용하는 숙박시설로 펜션의 점유율을 호텔이 뛰어 넘었다는 점이다.

전체적으로 국내여행에 대한 수요가 증가하면서 여행지의 선택이 다변화 되고 있는 현상은 관광업계에 긍정적인 시그널로 작용한다고 볼 수 있지만, 가끔 지역에서 호텔을 운영하시는 분들을 만나보면 여전히 호텔 운영에대한 애로사항을 토로하곤 한다. 지난 4월 ‘로컬호텔의 가까운 미래 : 공유호텔’ 이라는 주제에서도 지역에 들어서는 로컬호텔은 일반적인 호텔의 구성과는 다르게 접근해야 한다고 언급한바 있는데, 이번에 언급하는 사례들은 이보다 좀 더 적극적인 방식의 지역상생 방안으로 제안해보고자 한다.ergo Diffuso

알베르고 디푸소(Albergo Diffuso)는 70년대 지진 이후에 복구된 주거지들을 관광차원으로 끌어올리기 위해 이탈리아의 베네토 북부 지방인 프리울리 베네치아 줄리아(Friuli Venezia Giulia)의 카르니아(Carnia)에서 1982년에 처음으로 시작됐다. 영어로 번역하면 분산 호텔(Dispersed Hotel), 흩어진 호텔(Scattered Hotel) 정도로 이야기할 수 있는데 지역에 신규로 숙박시설을 신축하는 대신, 기존의 빈 주거지들을 호텔의 객실, 부대시설들로 리뉴얼하는 방식을 통해 부족한 시설들을 충당해 개발이 이뤄졌다. 이는 대도시에서 찾아 볼 수 있는 높이 경쟁적인 수직 호텔의 개념이 아닌 수평적인 호텔(FLAT HOTEL)의 건축적인 개념을 통해 지역 밀착형의 방식으로 접근했다는 측면이 상당히 색다르다고 볼 수 있다. 즉, 알베르고 디푸소는 소위 도심에 위치하면서 객실과 각종 서비스 시설들이 한 건물에 모여 있는 것이 아닌 거리가 가까우면서도 각기 다른 건물들에 위치하는 수평적인 호텔(FLAT HOTEL)을 말한다. 이 호텔은 방문객들에게 지역의 삶의 경험을 체험할 수 있도록 모든 제반 호텔 서비스를 제공하는 한편, 방문객들을 위한 공동의 서비스 및 시설, 공간 등을 포함하는 환대 시스템을 구축하는 개념이다. 
이러한 개발방식에는 몇 가지 주요한 키워드가 전제된다.

Die ganze Altstadt wird zum Hotel

Seit einigen Jahren schon beschäftigt sich der Mainbernheimer Stadtrat mit dem touristischen Konzept “Albergo diffuso”. Der Begriff stammt aus dem Italienischen und bedeutet so viel wie “zerstreutes Hotel”. Dabei sollen leer stehende Gebäude in der Altstadt zu Ferienwohnungen umgebaut werden. Jetzt hat sich ein Verein gegründet.

Bei der Gründungsversammlung in der Radlerherberge in Mainbernheim waren Bürgermeister Peter Kraus, Maria Edenharter, Jörg Edenharter, Janine Scheller, Elmar Scheller, Hans Brummer, Eugen Reifenscheid, Susanne Bergner, Armin Grötsch, Simone Göbel, Ute Rauschenbach, Markus Schäfer, Erwin Reidelbach, Hiltrud Reidelbach und Marc Poser anwesend. Sie hoben den Verein “Albergo Diffuso Mainbernheim e.V.” mit 13 Mitgliedern und einem Födermitglied aus der Taufe.

In den Vorstand wurden gewählt: Vorsitzender Elmar Scheller, Stellvertreterin Susanne Bergner, Schatzmeister Erwin Reidelbach und Schriftführerin Ute Rauschenbach. Die Rechnungsprüfung übernehmen Armin Grötsch Marc Poser.

Die Idee der Belebung von leer stehenden Häusern und der Vitalisierung von Ortskernen wurde von Professor Giancarlo Dall’Ara in den 1980ger Jahren in Italien entwickelt und wird dort inzwischen in vielen Orten umgesetzt. Jedes Albergo Diffuso hat nach laut Mitteilung des Vereins dabei seine eigene Struktur und das Konzept wird jeweils örtlich angepasst.

Die Grundidee bleibt aber gleich: Ein Albergo Diffuso ist ein Zusammenschluss von im Ort verstreut liegenden Ferienwohnungen, die zusammen alle Leistungen eines Hotels bieten, mit gemeinsamer Rezeption und gemeinsamem Frühstücksraum. Die Zimmer liegen dabei in einem Umkreis von 200 Metern – in Mainbernheim innerhalb der Altstadtmauern.

Das mittelalterliche Städtchen in der fränkischen Weinregion punktet schon beim ersten Anblick mit seiner mittelalterlichen Mauer und den beiden mächtigen Tortürmen. Und auch innerhalb der Mauern soll dem künftigen Gast so einiges geboten werden. Noch feilen die Verantwortlichen an besonderen Angeboten, die es nicht überall gibt. Einige Räumlichkeiten werden derzeit noch sachkundig renoviert und sollen bis zum Herbst fertig gestellt sein und im Frühjahr 2020 soll das Projekt “Albergo diffuso” an den Start gehen.;art218,4207494

According to Dall’Ara, who is frequently in contact with Chinese developers and is a great believer in the scattered resort prototype, the trend has enormous potential and could be exported to China to help rescue forgotten rural villages there.

“Destroying and rebuilding from scratch, as the Chinese tend to do, is not the best solution,” he says. “Preservation and architectural transformation is the key to innovative, sustainable development. Old houses can be restyled with modern comforts, and that’s real progress.”
